VA Loans

This loan program is insured by the US Department of Veterans Affairs and is solely for use by current or former military personnel. You’ll have to provide proof of military service with an honorable discharge. If you have a dishonorable discharge, you may still qualify if you meet certain conditions.

For those who qualify, you can buy a home with no down payment as long as the sales price doesn’t exceed the appraisal value. You also won’t have to pay mortgage insurance, even if your down payment is less than 20% of the purchase price. There’s also a limit to the amount you can be charged for closing costs and all of them can be paid for by the seller.
